December Update

Hi everyone,

This is John Troxell with a Developer’s Update.

I hope this update finds everyone well during these crazy times that we are all dealing with the best way we can.

We are wishing you and your families the very best.

Happy Holidays to All……..

1. PHASE 1:

· We have completed the upgraded landscaping in all the islands.

· We have completely re-worked the well location in phase one that will now act as a re-charge system for the I. Q. Lake that sits in section 2-A.

1. The big green box was removed.

2. The big blue round barrel was removed.

3. The slope around this area of the lake was re-graded and re-sodded.

4. The old plant material was removed.

5. I am currently working on a new landscape screen top put around the transformer.

· We have installed 2 new fountains in the lake along Pennington as promised.

· We have met with a company to get 2 more cameras installed up at the front gate. Which will be located on the right gate column to see who’s coming in and to grab their tag once they go through the gate. More info to come.

· We are still working on a bike rack and trash area for around the Clubhouse. More info to come.

· We are still looking into getting a few umbrellas for around the pool.

· We are still working on coming up with an alternative for the pool gate locks.

1. Phase 2-A:

· We have completed the landscape screen around all the I.Q Equipment.

· We have also completed the landscape screen at the end of S. W. Winchester.

· House construction continues.

· Still working out the bugs with the irrigation conversion to the I.Q. Lake. This will be on-going…… Everyone’s patient’s and cooperation will be greatly appreciated as we all work through this system.

1. Phase 2-B:

· Still working on obtaining the proper permits to start.

· We are still hoping to start the Pavilion and the Observation Deck in January / February

· I am still working on the Fishing Pier Permits. But .. Design is completed

1. Phase 2-C:

· The plans were approved to move forward with 36 single Family lots.

· We have all fees and permits paid.

· We are waiting on the County to finish processing and to set up a Pre-Construction meeting.
